RESPONSIBILITY LEVEL:

Manages the day-to-day operations of various assigned facilities to ensure the cost effective, safe and efficient operation of the customer’s facilities. Works in cooperation with the Area Manager and is responsible for facility operations in accordance with approved operating guidelines and budgets.

DUTIES:

  1. Communicates operating philosophy, objectives and expectations to the appropriate levels of management.

  2. Resolves tenant and personnel problems and/or conflicts. Maintains open communications with the customer.

  3. Writes customer/management required reports detailing operational activities at assigned facilities for the reporting period .

  4. Reviews and approves all expenditures for tools, equipment, supplies, materials and specified contracts.

  5. Directs, schedules and manages facility workload.

  6. Manages day-to-day contractor specifications, contractor problems/issues, contractor performance and contract administration.

  7. Prepares facility budgets for selected line items under the direction and approval of the Lead Operations Manager. Submits to Area Manager for review and overall approval. Tracks, analyzes and trends facility costs, energy consumption and operational data reporting variances to the Area Manager.

  8. Manages and ensures proper scheduling of day-to-day and long-range activities for assigned properties.

  9. Effectively operates each building in accordance with the approved budget and the requirements of the Regional Property Manager.

  10. Ensures that all programs and procedures of the operating staff are being properly implemented.

  11. Establishes and coordinates performance indicators for the facilities staff. Performs employee performance reviews.

  12. Provides 1st line Supervision of all trades and interfaces/coordinates vendor contract activities at each site.

  13. Interfaces with Area Manager for direction of financial, contract and customer strategies for the facility. Interfaces with Assistant Area Manager in implementing financial, contract and customer strategies for the facility.

  14. Assist in the acceptance phase of commissioning construction projects.

  15. Manages and supervises facility personnel including hiring, promotions, recognition, discipline and personnel terminations. Responsible for completion of required documentation and forms.

  16. Identifies, investigates and reports on the need or opportunity to undertake buildings or system modifications.

  17. Complies with all company policies and procedures and adheres to company standard of business ethics and conduct.

  18. Must be a team player committed to working in a quality environment.

  19. Willingly performs other duties as assigned.

SKILLS/QUALIFICATIONS:

Bachelors Degree in engineering or engineering technology or related experience preferred.

Three years of data center experience in the direct supervision of multi-building operations required.

Strong knowledge of mechanical, electrical UPS and DDCI systems required.

Strong organizational skills and a participatory management style desired.

Excellent verbal and written communications skills required.
