*Your responsibilities: *
Routinely monitors and evaluates the status and quality of the Preventive Maintenance program in assigned communities.
Maintains compliance and tracking of life safety/safety issues as well as physical plant deficiencies as related to local, county, state and federal guidelines. Reviews Globally Harmonized System (GHS)/Safety Data Sheet (SDS) as requested for potential exposure to hazardous chemicals and takes necessary precautions.
Responsible for the indirect supervision and training of associates engaged in the maintenance and upkeep of the community. Routinely inspects completed work for conformance to standards and policies.
Oversees timely repairs and maintenance of buildings including vacated room turnovers. Manages the unit turn process in smaller communities, including painting and cleaning carpets. Assures walls, floor coverings, doors, and woodwork in the common areas of the community are properly maintained. Provides hands-on assistance as needed.
Provides guidance, technical support and approval for Capital Expenditure projects as assigned.
Manages UTO process for communities including obtaining annual pricing updates, managing Rapid Order Form, approving and processing requested Unit Turns and managing costs of unit turns.
Assists in generation of annual Property Condition Reports as assigned.
Maintains positive communication with local fire marshal, building inspector, state elevator inspector, and any other jurisdictions governing the community.
Responds appropriately to the Executive Director or Maintenance Technician and/or community emergencies by assisting as needed.
Communicates with Regional Director of Property Management (RDPM) and Operations team on community maintenance/safety issues.
Participates in SEW surveys as available.
Trains communities in the use of, and subsequent support in the use of, TELS.
*Required skills and qualifications:
High school diploma or general education degree (GED);
Three years" experience in facilities management or building maintenance within the senior living or hospitality industries
Prefer well rounded Maintenance/Environmental Services background with management experience;
Multi-site experience a plus
Must have management/supervisory experience
HVAC & CFC Certification preferred
Electrical, plumbing and equipment repairs experience necessary.
Read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals
Must have a valid driver"s license
Prefer experience in senior living, skilled nursing, hotel, multi family or other industries requiring exception customer service skills
